About these terms
These terms are an agreement between you and Novanex Studio, the provider of Sakudar, a service operated from the Arab Republic of Egypt. By using the website, the platform or the app you accept these terms and the privacy policy. You must be at least 18 and use the service for properties you own or have a legitimate connection to, for example as an heir or the owner's agent.
What the service does, and what it does not
Sakudar is independent and is not part of the Real Estate General Authority, the Real Estate Registry, the Ministry of Municipalities and Housing or any government body. We watch publicly published announcements, match them with the data you enter, and send alerts and reminders. We do not register property on anyone's behalf, we are not a real estate broker, and we do not connect to government systems. Document checklists and the fee estimator are general guidance and estimates, not legal advice or an official decision.
Alert accuracy and your responsibility
We take reasonable care to record and match every announcement quickly, and every alert says how sure we are. The official announcement and the Real Estate Registry remain the final reference, and the official end date governs the deadline. You are responsible for the accuracy of the data you enter, for checking your property's status on the official platform and for acting in time. An alert, or the lack of one, does not replace following official announcements.
Your account and members
You are responsible for keeping your sign-in details private and for all activity in your account. The file owner invites members and sets their roles, and is responsible for each invitee having a connection to the property. The owner can cancel any invitation or membership at any time.
Free trial and subscription
Every plan starts with a 14-day free trial and no card, after which you choose monthly or yearly billing. Subscriptions renew automatically at the end of each period at the price shown at that time, and we remind you seven days before a yearly renewal. You can cancel renewal at any time and keep access until the end of the paid period.
Prices, VAT and payment
Prices are in Saudi riyals and include 15% VAT, and every payment comes with a tax invoice showing our VAT number. You pay on the website through an external payment gateway, or inside the iOS and Android apps through the app store under its terms. We do not store your card details. If we change prices, we tell you before the change applies to your renewal.
Cancellation and refunds
We refund in full if you ask within 14 days of your first payment for a yearly plan. Monthly plans are not refunded for the current month, and renewal stops as soon as you cancel. In-app purchases are refunded through Apple or Google under their policies.
Acceptable use
You may not use the service to enter data about people you have no legitimate connection to, to impersonate an official body, to copy and resell announcements or data, or to try to access other people's accounts or disrupt the service. We may suspend an account that does so, with notice where possible.
Intellectual property
The Sakudar name, logo, platform and content belong to Novanex Studio. The data you enter stays yours, and you allow us to process it only to provide the service to you. Official announcements belong to their publishers, and we show them with a link to the source.
Limitation of liability
We provide the service as is and work to keep it available and accurate, without promising it will be free of interruptions or errors. To the extent the law allows, we are not liable for fines, fees or losses arising from a delayed legal step or an official decision, and our total liability to you is limited to what you paid us in the twelve months before the claim.
Ending the service
You can delete your account data at any time in the settings. We may end the service for an account that breaks these terms, or close the service altogether with at least 30 days' notice and a refund of the unused part of any paid subscription.
Governing law and disputes
We aim to settle any dispute amicably within 30 days of being told about it. These terms are governed by the laws of the Arab Republic of Egypt, without affecting any mandatory rights Saudi law gives you as a consumer and over your personal data.
